Management Fees and Vacancies
Management Fees
- Our monthly management fee is payable when the rent payment is received. It is
automatically deducted from your account at the time the rent payment is posted. However,
since one of our jobs is keeping your property occupied, we will not take our management fee as
long as your property remains vacant.
Vacancies
- Vacancies are expensive for both of us. We make every effort to keep our vacancies to a
minimum. We maintain an extensive database of the features that make your property special.
This enables us to quickly produce an attractive listing of your property to be given to
prospective tenants and local leasing personnel.
Preventive Maintenance
AQUA Property Group offers owners an optional preventive maintenance plan for air
conditioners, water systems and plumbing. Preventive maintenance is a schedule of planned
maintenance actions aimed at the prevention of breakdowns and failures. The primary goal of
preventive maintenance is to prevent the failure of equipment before it actually occurs. It is
designed to preserve and enhance equipment reliability by replacing worn components before
they actually fail.

The Brazilian Pepper Plant
Note: The Brazilian pepper is an aggressive growing invasive species that has done an estimated 1.5 billion
in damages in the state of Florida alone, being that it is an invasive species from south America it has
nothing to keep it in check and spreads like wild fire doing damage to landscaping, overgrowing in empty
lots, and along the many water ways in Florida, causing for costly cleanups. That being said the state of
Florida has listed the Brazilian pepper on the invasive species list for plants that are to be removed and kept
out of yards and landscaping. To avoid future costs, removing the Brazilian pepper during a first clean up is
recommended.

In this article, I will show you how property management can save the owner more than just the cost of the
management fee. Let’s say we have a property that rents for $1500/month. We'll use 8% of $1500 which is
$120/month. I’ll show you how a property manager can save over $1200/year by using a professional in the
business.
1. The first way a property management company can save you money is by maximizing rents. Property
managers understand rental prices and what a tenant is willing to pay for a certain unit in a certain area.
Property managers also have an edge on advertising and showing. They know all the right places to
